I don’t have anything against Temecula if you live and work there…. But driving 1 hour each way, everyday is crazy! Ok 40 min. By the time you get gas, or there’s an accident, or the border patrol activates the check point, that’s 1 hour.
You’re driving through miles and miles of emptiness. Sure, development will fill all that land eventually, after you’re dead.

Come on, what?? It’s not like you’re driving between Barstow and Vegas…
I find the scenery between Temecula and Escondido to be quite pleasant.

Just an example of things just getting started in NCSD.

Like it or not there are already several large new developments approved along the 15 through NC that will just about merge NCSD and TV to SCSD.
IMO even OceanSide will be completely remade (gentrified) within 10-15 years.

The commute to work in San Diego isn’t such a horrible thing for us because we work 12 hour shifts in the medical field, meaning we would only have to do it 3 days per week. Plus we would be on the road before and after the traffic jams (6am and 7:30pm).
I know it has been discussed in length here before, but if we were to move there, we just don’t know exactly where (ie-Wolk Creek, Morgan Hill, Roripaugh Ranch, etc).The real estate market seems to be on fire right now. Just talked to a realtor yesterday about one of their listings on 1/2acre. 6 offers in the 1st week. All cash offer was excepted over $50,000 asking price. He said it was fortunate it was a cash offer because the place would’ve never appraised for that much.

I’d love to have a property in TV once I semi retire.. I’d wait..

I’d say this is a good argument for NOT buying in Temecula right now.
The main reason to buy somewhere like Temecula is value. If you’re not getting great bang for the buck, I don’t see a great reason to pull the trigger on buying a place there.
June 12, 2015 at 11:45 AM #787246carlsbadworkerParticipantI agree with poorgradstudent. At the bottom, Carlsbad houses are 2.5x higher than Temecula houses per square feet. That was the perfect time to buy in Temecula. Now it is about 1.8x higher. I will buy in North County SD instead if it is 1.5x higher.
(The reason that pick Carlsbad v.s. Temecula was both for personal reasons and because the two cities have more demographic similarities than say Escondido v.s. Temecula comparison someone mentioned earlier)

I disagree. I think prices are too high, but it’s not just for value. Temecula is happening.

I don’t believe you. I think you could be living in Pensacola and you’d be just as happy. It’s just you being loyal to the city that has treated you well, fed and clothed you. You’ve stopped searching and comparing.

As was mentioned, everything is relative to the lifestyle you and your family prefer, and even if a particular geographic location doesn’t provide each and every thing you enjoy, its easy to visit any place you may wish to go.
The bottom line is, if you are happy where you are, it really makes no difference what others prefer.

Even though there are wealthy areas of Temecula, whenever I’m asked about Temecula vs SD I usually come back with the following:
If you’re a 1%er, SD is awesome. If you’re a 99%er, Temecula is almost always a better choice.
For the 99%ers Temecula is better in so many ways IMO. And I grew up in Pt. Loma!
