TG: Thanks for the advice I really do appreciate it and in many ways you are right except for one: I am actually a positive person in spite of the following:
1. Our endless wars and the human costs of those wars
2. My neighbor is deploying next week and has deployed so many times that he has almost lost count (22+ years)
3. In the last year I have watched ~1000 people get walked out the door at my work
4. I count 5 foreclosures literally within 200 feet of my house – it seems like foreclosure activity has really picked up in my area.
5. Our elementary school in a substantial way was tagged by gangs (based on the tag) this past week.
6. And oh yah, I have been financially wrecked by my decision to move to Temecula.
But again, I am truly positive. I spent $300 bucks just last week sprucing up the front of my house despite all of the brown lawns around me.

This is exactly my point here. Correct me if I’m wrong but you each have listed just ONE choice in SD County that you had previously considered purchasing a residence in.
CW, I’m just not seeing the constellation that living in Carlsbad would be 3 times higher (or cost 3x more) than living in TV. Does this assumption include your mo. gas exp., MR expense and are you paying off the same long-term water/sewer bond that TG is, and if so, does it include that, too? How much does the use of A/C run up your utilities annually? What if you applied all or some of these mo. expenses attributable to TV to a SD County older property’s rehab and maintenance. Had you ever thought you might later have MORE net worth (in the form of “sweat equity”) if you took this route?
If you work in Carlsbad and couldn’t find a suitable property there when you were in the market, why didn’t you consider SEVERAL choices in SD County before moving far away from your employment?? Had you ever thought of commuting to Carlsbad from Vista, San Marcos or Escondido? Why do you think it would cost 3 times as much or even 2 times as much to live in Carlsbad OR a point <= 20 mi. from work? Why would/should this cost any more at all? smshorttimer, is ALL of Oceanside gang-ridden or are you just referring to a very small pocket? paramount, this is an excellent use of $$, IMO. It will vastly help your curb appeal in a sea of brown lawns if you decide to list your property (short or otherwise) so you can move forward with your life.
I can’t list at the present and there is no foreclosure activity currently surrounding me, but I have recently and am doing same :=)

paramount, this is an excellent use of $$, IMO. It will vastly help your curb appeal in a sea of brown lawns if you decide to list your property (short or otherwise) so you can move forward with your life.
