State Farm here.
My rates are considerably better than any that I’ve seen posted here, albeit I have an interior lot.
Make sure you take advantage of every discount possible. Here’s my list:

I currently qualify for 4 from your list. One exception is Sprinkler. My house was built in 2005 and do not have a sprinkler system. I was surprised to see that given the apartment I used to rent had a sprinkler system. I looked for options to install new sprinkler system in my house- but found it to be high cost and hassle to install it in an existing house. So did not do it.
Do any of you have experience of installing sprinkler system in an existing house?

Given the extent of infrastructure located behind the walls to support such a system, I’d imagine it to be cost prohibitive to retrofit.

that’s odd. I took it for granted that all new homes, especially in Stonebridge, have sprinker system installed. we have ones that are hidden from view with small white circular covers on the ceiling. ’05 is not that much older and should have included the sprinkler system.
July 2, 2013 at 7:28 AM #763302kkunParticipantIt surprised me as well. I almost took it for granted for this home that has many other great amenities. Even my 1996 built townhouse in Virginia had sprinkler system.
One expert I talked about retrofit told me it was not a code requirement to install a sprinkler system.

Speaking of Toll, looks like they really hiked up their prices of late. On Zillow they got a interior lot backing to slope asking for $1.1 mil and view lots are asking for $1.2 mil. Good grief!

City of SD changed the code to require residential fire sprinklers in 2010. The county already had that requirement, that’s why 4S houses built 10+ years ago have it.
Retrofit is not required unless you are doing remodel and significantly expanding the current square footage.

Thanks, that’s very helpful info. Does the regulation mandate sprinklers for homes above certain size? Or it doesn’t matter.
I guess left up to the builder, most will just look at it as another corner to cut.

I saw the brochure and price list for my house and couldn’t believe how much they’ve gone up. This is quite possibly the only real estate purchase I have ever timed correctly. Makes the 100K we lost on the Maryland house a bit more palatable.

July 8, 2013 at 2:18 PM #763381plmParticipantTo keep snakes out, the snake fence is 1/4″ wire mesh. Wire mesh is 4 feet high but 1 foot is buried underground so 3 feet is visible. Also I see people do 3 feet high wire mesh with 6″ buried underground.

I do have to say I’m quite surprised by the speed of the price increase. In comparison to Toll, StanPac’s price increase is even higher.
While the ultra-low inventory did allow the builders to increase their prices, I have to wonder if they got a little too greedy and jacked up the prices a bit too fast and too high as inventory is now starting to build back up.
