There may go your beloved gazebo, scaredy. Whatever it’s “value” WAS may be gone. It if is, tally this up with your other expenses, including possible lost income from your potential wedding business until a new one can be rebuilt, hopefully with a comparable view. See if you can make this fly also.

Seriously, I don’t see this seller/lender being able to sell it to ANYBODY in its present condition. Even if the lender later tries to sell it on the steps with too high of a minimum bid, they will end up owning it, cuz the vast majority of the “trustee-sale crowd” ain’t that stupid :={.
I know you know how to put all this paperwork together in fine form, scaredy . . . It’s time to use your finely-honed skills :=]
