“No relevant land comps” in Riverside? Hmmm. I’d have to see that one. I seldom find the land comps I’d LIKE to have, but for most property types there are usually some land sales that relate. If not, there are other – albeit less desirable – methods for valuing land.

I got an appraisal before selling my land. It wasn’t that accurate, as I sold for 65% more than the appraisal said. The appraisal was only $400 bucks so it might be worth it to get a baseline? I’m sure a trained appraiser can do it without comps.
