How do you analyze a broker’s recommended listing price when there are no relevant comps due to lack of sales in the area over the past year? How do you find another good broker in Riverside County when you don’t live there?

“No relevant land comps” in Riverside? Hmmm. I’d have to see that one. I seldom find the land comps I’d LIKE to have, but for most property types there are usually some land sales that relate. If not, there are other – albeit less desirable – methods for valuing land.

I got an appraisal before selling my land. It wasn’t that accurate, as I sold for 65% more than the appraisal said. The appraisal was only $400 bucks so it might be worth it to get a baseline? I’m sure a trained appraiser can do it without comps.
