It’ll be a great Christmas in our household…oh yeah, that’s because we rent. I love the irony which is beginning to unfold before our eyes….jealous bitter renters are beginning to carry the day.
Now I’m looking forward to seeing some brokers, realtors, appraisers, complicit buyers/sellers, etc., go to prison for all the fraudulent transactions these past several years…I’m not holding my breath, though.

Start by asking her to read te “Bubble Primer” on this site.
Next take a look at a spreadsheet like the one that nweaver posted recently to show the differences between renting and buying.

Make sure to assume negative home appreciation, at least for the next year or two. Look at some of the “monitor” topics in the forums here as well to show that prices are in fact on their way down.

Now a number of factors have come into play that prevent them from refinancing. If they cannot afford the adjusted payment, they either have to sell at a loss or face foreclosure. The housing bubble blog is always good for these stories.

Get a list of all the friends, acquaintances and co-workers you know. Find out what they bought for and the current comps. Better yet, find out what their loan balances are and how upside down they might be.
Pick a very expensive restaurant and tell the wife “see Linda and Gary are upside down that’s why they won’t have sushi with us this Friday.”
Nothing makes a woman happier than to be “better and smarter” than her friends. Plus seeing someone close to her face foreclosure will strike fear in her.
Buy her a big new diamond engagement ring if necessary. At least diamonds and platinum are appreciating.

Something I’ve been telling myself (and others), is that it makes alot more sense to save money, invest and then buy more house for less than jump in now.

I went with a ruby engagment ring rather than diamond.
Something tells me once she SLOWLY learns what we’ll be able to – coughs- afford now, with what we’ll be able to save up and afford a bit later…
