Hi Mark
Well I think I can give you some advice seeing as I live here. Let me ask you, do you mean the area off of Fairbrook Road? That is pretty much right down the street as I live right off of Semillon. The area that you are thinking about is Old Scripps (frequently referred to as south of Pomerado) and is an area that I like alot. One thing I do not like is the 200 or so bucks a month HOA. There is nothing that the HOA does, although you do (I am pretty sure) get membership to the Scripps racquet and tennis club. There is a swimming pool/clubhouse and some tennis courts on the south side. On the north side of Pomerado on Avenida Magnifica there is also another clubhouse with pools and tennis courts.
Overall Scripps can be divided into a few designations. First there is south of Pomerado. Nice places indeed, a mix of older and newer homes. The newer homes are there as a result of the ones that burned down in the 2003 fire and there were ALOT that burned down. There are then alot of older homes north of Pomerado like the one I am renting. Built in the 70’s nice size lot, (I think the one we rent here is about 10k square feet) with a big yard and alot of room between neighbors. There are alot of smaller homes in old scripps north of Pomerado as well. “Old Scripps sits between Pomerado and Spring Canyon. As you start on Pomerado and head north you do run into some pockets of homes that were built in the 80’s. There are some nice homes in Hunters Point as well which is smack in the middle of old scripps. As you hit Spring Canyon on the north end of old scripps you run into newer homes built in the 80s and 90s.The lots are smaller but the homes are bigger. Some of these homes have Mello Roos. At the east end of Scripps Spring Canyon meets up with Pomerado. Pomerado at this point runs north south instead of east west. East of Pomerado at this point is where Stonebridge starts. The lower end of Stonebridge is at this end and Stonerbridge runs several miles to the east. Pretty much as you move east you get higher end homes.
Anyways yeah there are some decent places out here and yeah you can get some ranch style homes. Some thing in Poway as well.
The market out here is declining like many similar middle/high end markets. I think Scripps will depreciate in a manner similar to markets that are comparable to it with respect to desireability. To me the Stonebridge homes are more susceptible to distress because of how new and overpriced they were. They also have come down the hardest in the last few years so how much farther they will come is subject to debate. That is not to say that alot of Scripps will not do the same. I was in escrow on a home south of Pomerado last July but backed out and am somewhat regretful. What can you do right? My wife and I had also considered La Jolla and North PB (I also own a rental in Crown Point) and have grown up along the coast most of my life. However, we have kids and need a big yard and for the money we need a home and yard that is not available for the same price in those areas. Other areas we are considering include Poway and Encinitas but again Encinitas is cost prohibitive though Poway may not be. Scripps is nice though, I like it well enough but getting in and out of it is a chore. Same with Poway.
