ParticipantFrom my limited experience (14 months of house-hunting) that’s pretty typical … maybe even “not so bad” for a 40 year old REO.
Get your agent’s opinion on the company that did the inspection and estimate. Some are held in higher esteem than others.

ParticipantThe termites in San Diego seem to be on steroids. They even attack redwood, though they only eat the lighter wood. The termite guys charge an arm and a leg to do the repair work because they can. They scare the seller and send a big bill and they pay every time. So, the $4K of work is probably something they’ll do in a couple of days. As the other poster said – it isn’t atypical.
Make sure they will guarantee and guarantee a termite-free home for a long time.

ParticipantIf you like you can also hire a termite inspector on your own to come out and inspect. Generally the inspections are free. You can also contact the inspector on the report you were given and ask him to come out as well.
Would have to know more about the situation before I gave a yeah it is okay. Depends on the where the damage is and the extent of it. 4300 is a little more then average, I would presume about 2-3k for the tenting and the rest for wood remediation. Depending on the type of roof you may want to make sure they purchase the roof insurance when the tent so that you don’t get stuck fixing broken tiles. Go up and take pics of the roof before then tent as well so you know what it looks like.
