Values in Santaluz are a little tricky. You can have a million dollar production home on the same street as a $6 Million dollar custom home. Even production homes on the same street from the same builder can sell for $300,000 differences. The reason for this is that land in Santaluz is not expensive; you can get an acre lot for under $400,000. The value of properties in Santaluz is related more to things like does it have a view, proximity to Camino Del Sur (that same one acre lot with a view and no road noise is closer to $1 Million) and the quality of the upgrades and finishes of the home. Therefore, you can’t just look at comps via zillow, you really do need to know the houses behind those numbers to understand the prices. One example is that some of those great deals you see, they are not available to the general buyer, you have to know someone at the bank to get that kind of deal; it’s just the San Diego way….
