SD Realtor, I totally agree. There’s a huge difference between those areas. However, I don’t think the nicer areas of PQ have 1400 sq-ft 3/2 SFR. They’re usually 1600+ sq-ft and most of them are 2000+ sq-ft.
A couple of 1700 sq-ft 4br’s within walking distance from my current house closed in 460-500 range this summer. Two doors down, a nice house with a pool closed for 535. This is west of BM and north of 56.
400-450 for 1400 3/2’s by winter is quite possible here. (Not that there ARE many 1400 3/2’s in this area, most houses are 1600 and up)
