I would never live in the Richmar area neigborhood of San Marcos. I wouldn’t even take a walk over there – bordering from the Post office to the east, San Marcos Blvd to the South and Knoll Road to the West – not sure how far it goes to the north. It looks a lot nicer than 10 years ago however, that is where a lot of the gang activity is. Sure, they put in that nice School District building on Pico but it sure is in a bad part of town!
I’d say Discovery Hills. SEH is too far from everything! I think SEH is cute but I sure think the prices are way too much!
We rent in DH but would like to buy here in the future.Discovery Elementary is a good school. San Marcos Elementary (In the Richmar area) is an awful excuse for a school. A lot of our Discovery teachers and our principal were transfered over to San Marcos Elementary and we got their principal and some of the teachers from San Marcos. A lot of parents are upset about it however, I think the biggest reason San Marcos Elementary has such low scores is primarily because most of the kids there know very little English and they might not have much support in the parental department.
November 21, 2006 at 2:47 PM #40469SDcostalParticipantI visited SEH this past week and found the community “pleasant” and overpriced. Getting there is a pain in the butt. Anyone have any idea of how low this area could drop? The condos are priced around 400K will the houses start out around 600K.

They claimed this is a planned community. Have you been there at 6.30 am to 8.30am ? The traffic is atrocious with a 2 lane road. Most house have 2 or more cars heading for Rancho Santa Fe rd. My guess is that SEH will be the foreclosure capital of Coastal North county.

November 22, 2006 at 9:42 AM #40523sdrealtorParticipantHOA ranges from $80 to $160 depending upon which neighborhood with the higher fees for the gated areas. The $80 would be low if you got something for it other than maintenance of common areas.
Mello Roos range from just under $2000/year to over $5000/year. OUCH!!!
BTW, They already expanded the road out of SEH to the west. Eventually you will be able to get out to the Northeast via Twin Oaks. No help if your commuting South but it might ease up some of the traffic.
