Sales volumes continue to decline

From the MLS:

December 2005 (2,853 sales) vs. December 2006 (2,441) – That’s a 14.4% decline in volume by my count.

3rdQtr/2005 (8,810) vs. 3rdQtr/2006 (6,975) – that’s a 20.8% decline in volume by my count.

So far, 2007 doesn’t look to be much different, except possibly worse.

01/01 – 01/15/2006 – 871 sales
01/01 – 01/15/2007 – 710 sales

It’s hard to tell because, as sdrealtor points out, some of these agents are slow to amend their listings after they close. However, it is clear that December 2006 was a lot worse in terms of volume than December 2005, and there’s no indication so far that this year is going to be any better.

What is happening with inventory numbers? Does anybody have a graph tracking both inventory and sales for the last couple of years?
