Had no idea they were going to do a wire transfer instead of cash.
All of the wire transfer scams that I found when searching online is when people ask you to send money via wire transfers. If it clears, it’s not possible to get the money back easily.
So in my case, since I am receiving the wire transfer everything should be good. But I just have the feeling that I missed something. Maybe I’m just paranoid because they never seem to do what I ask for.
Read my link….
And let me ask you this question… Even if this money goes through…
As you say “they never do anything you say”… even BEFORE you handed the keys…What do you think the kind of tenant you are going to be dealing with after you hand them the key?
Come on… You’re letting their family status sucker you into doing things you know deep down you don’t want to do… Social engineering at it’s finest.
Walk away already….Call your bank and refuse the wire transfer.
And talk to a property manager asap. I already sent you a contact for one….Make them go through the vetting process again. If they pass with flying colors, everyone wins…. And if they fail the vetting procesing of your property manager, you don’t lose… Get it? And if they get all pissy with it, let it be… Talk to a property manager asap to see IF they can help you at this point…..This is painful to read, because it seems like a slow train wreck unravelling…And you’re at the center of it….
You are takin the easy, least path of resistance right now, because you’re afraid of doing the hard choices you should be doing, to minimize getting screwed….If there is a shred of honesty and truth in this “family”, it will all flush out in a property manager’s vetting process.. And if not, you will be thankful it did.
You are spending more time trying to convince yourself “nothing can be done at this point”….when what you should be trying to think about is “how can I stop this from happening”…..
You had every opportunity to walk away thus far, and you chose to not exercise it. The latest is when they didn’t bring cash, per your new adjusted terms….
Last chance….

July 31, 2017 at 5:54 PM #807384thejqParticipantDefinitely sounds like scam to me. Do what the PROs and your conscience tell you to do, RUN. If applicant tells you that you can’t check his credit, he has something to hide. Bad renter is 100x worse than no renters.

I’m out on this one… so many warnings. ‘flu’ brings up the demand transfer that I mentioned w/ acct and routing numbers. The only way to close it is to close the account. You will be responsible for any overdraft costs.
Had no idea they were going to do a wire transfer instead of cash.
Against better advice, you handed them your account number. What did you expect?

Are you serious? Did you look at flu’s statements on demand drafts – they can effectively forge a check on your account using the info you provided.
I agree with flu, refuse the wire transfer and walk. I’ll add, close your account and transfer all funds into a new account with a new account number.
Directly @ plm, several people on this board actually rent out properties, some more than one. You are choosing to ignore their advice after requesting it. Your risk – I’m out.

I’m on the edge of my seat; cant wait to find out if it works out or not.tb

August 3, 2017 at 10:06 PM #807447NotCrankyParticipant
Lease is invalid without initial payment. You dodged a bullet. Tear up the lease, tell the nice folks to take their nice selves elsewhere. Not your problem. If they can’t get the initial payment right, what makes you think they’ll pay on time in future and you won’t have problems with rubber checks?
At the very least, demand a few months up front to give you time to evict them if they make a habit of not paying.
You can’t demand a few months up front for any reason. There are very strong laws in how you work out getting money during application and that isn’t part of it.August 18, 2017 at 10:54 AM #807673plmParticipantSeems like I should have listened to all of the good advice to avoid this renter. Anyhow, not getting rent but I’m still naive enough to believe they are just short on funds.
If they don’t respond to texts or emails, does that mean they are professional squatters? I don’t see any benefit to this. Seems to me they would be making excuses to extend the time they can be in the property without paying rent.
I think I’ll have them pay what they can for now but I’d like to be prepared if I am wrong and they are professional squatters.
Would I need to get a lawyer involved for a three-day notice of the rent due or does that come after?
If so, any referrals for a lawyer for eviction.
Thanks

You need a professional property manager at this point. I sent you a PM of one awhile ago. I don’t know if he will accept you as a client at this point, but it doesn’t hurt to try.
Beyond that, I cannot help you anymore because I haven’t been in this situation ever (knock on wood).

If they are short on funds then that’s not a big deal, they will pay later. But if they don’t plan on paying later then that’s a big deal and I should evict them now. Problem is there is no track record built up so I just don’t know.
August 18, 2017 at 12:15 PM #807680FlyerInHiGuestMy economics professor said many years ago that willingness and ability to pay must go together for there to be demand and business transactions.
August 18, 2017 at 4:40 PM #807684HobieParticipantIt’s time to bring down the hammer. No ‘pay what you can’ business. Need atty letter pay or quit NOW! And be sure you wire transfer account has been closed.
Have they paid the entire up front monies? If not, have atty seek to cancel lease.
Also, direct all contact from/to them via your atty. No more personal emails from you.
