I live around the corner from Orion and can attest that it’s not a pretty picture. It’s the poster child for all of the insanity of 2005-06.
You’ve got bank-owned, unoccupied, non-owner occupied. There are actually some frat guys (I’m assuming from CSUSM) renting one of the houses with the requisite four cars in the driveway.
There’s a car on blocks in one of the driveways and a humongous oil stain on another driveway.
And or course plenty of unkempt yards.
But like sdr said, there is demand. I know someone who made a full-price offer on one of the REOs on Horizon and was told that it wasn’t close to being enough.

He purchased for around 950k, he could probably get 650k now, maybe. He said he will be buying a smaller place in LJ while his credit is good and then will simply walk away from the house here. He said “it’s just a business decision”.

Do these buyers do their homework.I would be visiting the area at all hours to se who lives there.Once you go in its hard to get out.
