Tone it absolutely does happen more then you would think. Be careful. A very easy step you can take is to post the address on here and I can check the tax roll to see if there are any notices of default to give you a little sense of whether the owner has been lagging on payments.
Also you can check the county tax assessor to make sure the owner is paying property taxes.
As far as finding a newer home, I would say it all depends on where you are looking.

I left then moved into a nice, new condo/apartment with plenty of upgrades to wait out the bottom. I don’t have to worry about landlords like my previous one. I am extremely happy. Be careful.

SD Realtor – I really appreciate your offer of looking up an address. I’d love to take you up on it, but I’m actually looking in the greater Long Beach (LA County) area. That’s kinda’ out of your area, isn’t it? But still, many thanks.
Marion – Glad to hear about your condo/apartment. Actually, I’m a bit envious as my wife and I would love to get into a newer apartment but we have a big, lovable, senior labrador retriever we have to accommodate. In fact, alotta’ places won’t even consider renting to us because of him. He’s my buddy but he’s the last dog we’re ever going to have.
