Renting a house bought within the past few years

Thanks to the good folks at Piggington, I sold my house a year ago (for nearly three times what I bought it for) and I’ve been renting, waiting for a good time to buy another house. The current lease on the house I’m renting is just about up and I’m looking for a rental in a better neighborhood.

What I’m finding is that a good many of the rental properties with steady, long-time owners are generally shabby on the inside, while a good many of the rentals that were bought within the last few years have granite counters, air conditioning, and various other upgrades. Most likely alot of these upgrades were probably paid for via HELOC and there’s a real good chance the owner has been stretched a little thin financially with an adjustable mortgage.

I was wondering if any of you all have had experience renting a house that was bought during the past housing mania. I realize there are horror stories about renters paying rent to an owner who pockets the money and lets the house fall into foreclosure, but I wonder just how common that is. And if it does happen, what kind of rights do I have as a renter? Is it worth the hassle to heed the siren call of granite counters and copper plumbing?

Any scenarios or advice would greatly be appreciated.

Also you can check the county tax assessor to make sure the owner is paying property taxes.

As far as finding a newer home, I would say it all depends on where you are looking.

Hi, Tone. It happened to me. My landlord was pocketing my money and not paying the mortgage. I left then moved into a nice, new condo/apartment with plenty of upgrades to wait out the bottom. I don’t have to worry about landlords like my previous one. I am extremely happy. Be careful.
