I rent a one-bdrm cottage in University Heights for $895. Has a yard and deck too! A similarly-sized house is for sale a block up for $410K. With 20% down, mortgage there would be $2500 – $3000 plus prop taxes plus insurance….

The rent is a bit lower than we could get, but gives us a lot more prospects to choose from and has eliminated any headaches from bad renters.

Homes of simular size are still selling at low 700’s and high 600’s here. I would not buy this townhome for $350, as HOA dues are skyrocketing. I am comfortable to sit and wait – money in the bank.

Just looking at it, I figure it is “worth” about $400k
October 2, 2006 at 8:44 PM #37083speakerParticipantI am paying 1725 for a 3bd/2.5 ba condo 0.5 mile from the beach in Carlsbad. My lease is up this November so I expect about a 2 – 3% increase. Same exact units are languishing for under 500K. These are nice condos but old (25 yrs.) and small (<1500 sq/ft). I wouldn't even think of buying over 400K.
