REIT. How do I protect myself legally?

I talked to a few people and one suggested we pool our $ together in the future on some larger property to get bulk buying and a better ROI.

Is this a REIT?

How do I protect myself from fraud? What kind of legal paperwork do I want to fill out/sign/write up?
