ParticipantThanks all, really appreciate the suggestions…I have asked for a one year warranty as some of you have suggested out here. Haven’t heard back yet from the seller. Anyway, this property is in Scripps Ranch, so its not in a high foreclosure, high crime area. Really like the neighborhood.

Nice compromise. Our seller paid for a one year warranty. Came in real handy. In our first few months as the new owners, our hot water heater went out, our stove quit working, and the heater blower broke. The warranty covered everything minus a small deductible.
Be prepared for a very strong sales pitch from the insurace company to renew the insurance. We got at least one call everyday for months. We did not renew.
