Some people don’t like living in a house where someone died recently. And I think the seller has to disclose material knowledge of information that affects home value.

However many buyers do consider it a material fact. I do not know for certain if the death happened past 3 years and if you did not disclose it if there would be a problem. For many clients I have worked with, death IN the home, be it natural causes or otherwise would be a showstopper.
