The only time I have ever advertised a house in the UT it sold cash in a week. No sharpie at all. I had it listed in the MLS for a month before but was getting flaky buyers and agents. I don’t think there are any set rules. Plenty of propaganda. I am still friends with the guy who bought the house too.
