Out of curiosity, why not PQ? I’ve been renting in PQ for a few years, and given my work is on the coast, it seems to be a good compromise for my family of 4 given the costs of CV or really anywhere closer.

My question was not why PQ, it was what part of PQ. Many people select PQ primarly because of the Poway school district. PQ is pretty diverse racially. I have client and we submitted several lowball offers on PQ properties this spring that didn’t get accepted. He ended up getting a place in Sabre Springs but he also liked PQ. He was looking at pretty much most of PQ except old PQ (north east side of Black Mountain).

W2E– Sorry, I wasn’t trying to indicate there was anything wrong with PQ. I was just curious why you might not be interested in closeby areas, like CMR, RB, east CV, etc.

I’m in PQ myself, so I really do get what you like about it (e.g. coastal proximity at a lower price). And it’s even better since they finished the 56/5 interchange!

SDCellar – that makes sense. I just wanted to make sure I wasn’t missing anything negative about PQ. There are certainly places elsewhere I’d like to live, it’s just I like not having to contend with the 15 to commute. Dealing with the 56 is annoying enough at times. Heck, I’d like to live in Ramona if it were not for the commute!

I am hopeful (as most everybody seems to be on Piggington) that the cost of housing drops enough in PQ so my family can afford to buy a decent sfr home.

Comparing RB and PQ, houses in RB appear nicer and it is not as pricy as in PQ. Which area is better, PQ or RB? Which one has a better school district in terms of school scores. Thanks.

Which part of PQ does not really matter. I have been watching the market of PQ since last year. I have not been buying mainly because there are so far only high-end properties are for sale. Lower-end properties are mostly not present except for a few that need some major remodeling. You are right, there were more inventories last year. People don’t want to sell this year for some reasons. By the way, I am looking at $500-$600K, 4 br is my preference.

ddm – Both PQ and RB are served by the Poway school district. PQ kids go to Mt Carmel. As I may or may not have said I rented in PQ for awhile in Village Park. It was okay, not good, not bad. We all have our own tastes ya know what I mean? I will say that the noise from Black Mountain road was noticeable because of the canyon so we could hear it in our bedroom… However I am one of those really anal light sleepers and super sensitive to noise. It did not bug my wife…

Yeah the inventory in PQ is lower this year then last but as many of us have noted this is the case for many regions in the county. I can tell you I have been to many a listing appt where I show people comps and they say forget about it, we will just hold on to our home and not sell. The cheapest part of PQ is the northeast side near the Albertsons but I would recommend to stay on the west side if you can. If you have time, just sit tight as prices will definitely come down to your price range.

Per everyone elses thoughts, if you can wait another 2 years, awesome… if you can wait another year, good… I bet even by late this summer we will more inventory then we have this spring.
