You must mean a specific type of home (age, size, etc.) as there seem to be quite a few listed. Perhaps you’re not happy with the quality of what’s currently available?

PQ has quite a bit of variation in it as you would know if you are tracking it. PQ picked activity has been pretty brisk through the spring. Alot of the inventory last year fell off and simply did not return. There was a fair amount of short sale activity as well. Inventory has definitely been lower there but hopefully it will pick up as the summer wears on. As sdr noted Torrey Highlands is also in the count but most people I know searching in PQ cannot afford Torrey Highlands.

DDM, I live here in PQ, I have noticed several places sell for less than they did two years ago, one on my street lost $85,000. I have also noticed several REO’s and possible foreclosures around town. There are several listings, many in the new areas, Torrey highlands, torrey gardens, Avalon, Montellano, but all come with steep Mello-roos. Check Prudential’s website and search PQ, this website gives you the actual amount of Mello-roos, a great resource if you are seriously looking. We, too are looking, but at this point, we are waiting possibly another year. We have a great rental at a really great price, right on the canyon. It is hard to give that up for a huge mortgage payment!
