ParticipantThanks everyone for input. I’m trying to make a cautious real estate purchase that makes sense. I guess w/the way the market is and tightened lending standards, financial meltdown, this sale blindsided me. I was not expecting something like this to happen. But just b/c the numbers don’t add up IMO, doesn’t mean other people won’t go for it, clearly.

Since you’re a professional in the market, can you please let us know what the GRM (Gross Rent Multiplier) and Cap Rate should be in PB and MB?
Would you expect different numbers for a SFR vs a multi-unit?
