I guess w/the way the market is and tightened lending standards, financial meltdown, this sale blindsided me. I was not expecting something like this to happen. Since you’re a professional in the market, can you please let us know what the GRM (Gross Rent Multiplier) and Cap Rate should be in PB and MB?

Would you expect different numbers for a SFR vs a multi-unit?

1679 Diamond 2 units on a 6,251 SF lot. Listed for 985k. Still no sale. Got a 2 car garage. Unsuccessful in getting a spring/summer shopper.
