Many builders offer about $15K or $20K incentive that must be used with the choice of builder’s lender. Is it worth to use this type of incentive? Any one has some experience or advice on using builder’s incentive? The incentive can be used for closing cost, points buy down, or flooring/window covering. what’s the best usage for the incentive?
Note that
— doing flooring with external contractors may cost only about 1/2 or even 1/3 of what the builders charge
— closing cost, many external mortgage brokers or online lead generation sites have very low (< $2000) closing cost (0 points buydown also) while builder's lenders often charge close to $10K on closing cost
--- points buydown, supposedly this is the most fuzzy area, since it's hard to know whether the builder's lenders offers a good deal on interest rate in the first place since they can simply say the market is volatile and you do not know exactly what others offer on the closing date.
