I was going to add to Powaysellers post about “If nobody is selling it’s because your price is wrong”
For the most part I have to agree. However take into account, your neighborhood, your housing type, your coop commission, and the condition of your home. If all of the latter fall into place then the only thing preventing your sale would be pricing.
My clients in Lemon Grove that have a nice little home that sits across from a commercial garage have had 1 offer all summer. They declined it and are regretting it. Another set of clients with a home in San Carlos priced it high and have chased the market all the way down. They have neglected to fix thier home up… so it sits…
Conversely I had a client who listed with me in the San Sebastion development in Carlsbad. They have a beautiful home, priced it aggressively and got two offers in the first day on the market. Another listing in Serra Mesa ended up accepting an offer 5% below the listing price. She had fixed her home up nicely as well.
Then on the condo side, I have a wonderful 3/2.5 in Carmel Valley but it is a condo. Even though my client has priced it 40k BELOW all of the identical floorplans that are active and 30k BELOW the last solds it still is getting little activity and it has been on the market ALL SUMMER… Of course NO condos in her complex have sold…I have pointed out to her to go even lower but she said she cannot at this point. Even though she bought it for 200k less then what it is listed at right now…
So I cannot give a moral to the story other then price it right, fix it up, offer a great CBB, and cross your fingers.
Just remember… nobody in life is entitled to anything. Just because your neighbor made a killing on his home in 2004 or 2005 means you are entitled to.
