I also heard from my friend that the house itself was nice (as you can see from the pictures). The area is good and safe too – she met a few neighbors who said they haven’t heard of even a purse being snatched in this area for a very long time.
The home is in a very high fire hazard zone (like many homes in Poway) and this was not a deal-breaker for my friend but for some reason the seller’s disclosure did not mention this and the listing agent too did not bother to answer this directly even after the information (which is public) was presented to him.
If you plan to check this house out, I would advice you to request a copy of the all remodeling/expansion permits from the sellers.

Many times during the negotiations, my friend wanted to talk directly to the sellers but the listing agent did not allow this. So she doesn’t know what the sellers knew or didn’t know about the appraisal, incorrect sq footage etc. Most times it seemed to her that the listing agent was responding without consulting the sellers. Is it fairly common for listing agents to not allow buyers to talk with sellers directly?
