Per the confidential remarks about 12k sf usable and the lot size is from the realist report. Also look at the satellite and you can see you are not gonna do anything but have that one home there. The assessors map shows the space across the street is designated open space.

http://www.sdlookup.com/MLS-100037467-14044_Hermosillo_Way_Poway_CA_92064
House on 3.5 acre lot for $470k-500kSeems like such a large lot (looks develope-able too) would fetch a much much higher price. Is there some sort of land use restriction or easement there that prevents developing or even simply fencing off the area?[/quote]
I have no idea about that area, but wonder if they didn’t misplace the decimal, and it’s really .35 acres.
It looks like it was in pretty rough shape at one point (based on Google street view), and they’ve cleaned it up a bit. Who knows what they’ve hidden with their clean up job.
Otherwise, it looks like a cute place. I like it!

June 25, 2010 at 8:10 AM #571313ybitzParticipantYeah, I thought it was a typo at first too, but Poway city’s website has an interactive zoning map tool where you can enter in the APN parcel number and it gives you info on lot size, sq ft, zoning, setback, etc. And it said it was 3.5 acres too. Can the land belong to the owner of the house, but he/she just cannot do anything with it because it’s marked “open space”?
