Those prices seem pretty low.

So only $750,000 for a brand new 4/3 1850sf townhouse with garage in Poway?

I noticed most of the townhouse models are over 2000sf, going up to 2500sf. I think that’s great, people should have the option for a big family-sized home without the costs and worries of a detached house and yard care. Townhomes also have much lower heating costs and pollution.

This also seems like a great option for Asian investors, who value a good school district but may need to leave it vacant for many months at a time.

This is actually a big first for Poway, as these are the first 3 story buildings in Poway. Poway doesn’t allow more then 2 stories officially.

And now pokepud who walked away from a screaming deal in MM back in the day. How have you been?

Off topic but, I’m surprised you remember that. I picked up as many screaming deals as I let go to be honest during those days. There was also some serious fraud that went on with a lot of reo/ss listings, mind blowing stuff. Looking back I was being really greedy and low balling everything like mad but tbh I was pretty young and scared of messing up. Most of my holdings are sitting at 3x purchase price, so I’m glad I went all in and didn’t keep waiting for a better deal to come. Only wish I leveraged more than I did to pick up more stuff and/or invest more in the stock market. I’ve been on the sidelines since 2014.. at this point probably forever unless building custom becomes more affordable going forward as I’ve picked up some land in central poway I’d like to eventually build out.

FWIW I did close to 150 short sales and kept my hands clean. I think I was on both ends maybe 3 or 4 times though I could’ve been on most of them. There was a lot of shenanigans going on. I had a front row seat
