Poway

For the past year we have focused our search in Penasquitos, but haven’t found any place yet. Now my husband and I are thinking about expanding our search to include Poway.

Can someone guide us with what regions we should focus on in Poway?

Ideally we would like a 4+ sfr in the Poway Unified district, without any HOA and Mello-Roos. A single story with a reasonable yard will definitely be a bonus!

Poway is very diverse. You can get a 4br for $350k or a 4br for $3.5m. Depends on what you’re looking for.

Personally I’d look in the area along Twin Peaks Road, it’s reasonably well-off but not in the millions.

You might also look in the newer section of Sabre Springs, south of Poway Road. Many homes in there are good sized, still in PUSD, pretty low Mello-roos and HOA. We lived on Briarleaf for a while, HOA was @ $30.00 mo, Mello-Roos was not bad.

If PUSD is your only requirement then you have alot to choose from… PQ, Poway, RB, Sabre Springs, Carmel Mtn Ranch… Of course there are alot of MR and HOA areas within those communities, especially in CM and alot of Sabre Springs. However there is a wide selection of housing with a really large price range. If you specify the price range you are thinking about that would be helpful. Also the commute from say RB to Sorrento Valley or downtown is considerably longer then it is from PQ so factoring that into the equation is important. Again though, if it is only PUSD then you have alot to choose from.
