ParticipantI just looked at 2932 Poinsettia again (sold comp from the OP) which recently sold for $640K. Even though that street faces Mission Bay instead of the harbor, I feel that buyer really got a LOT of bang for the buck.
I also feel the (very astute and quick-to-act) buyer of 311 San Fernando virtually stole a VERY well-built and appointed property on a VERY private street and lot across the street from US Government land. It doesn’t get any better (or cheaper) than that.

ParticipantYes, BG. The buyers of those properties did very well, IMO. PL was really holding strong for a while and I’m surprised to see the declines.
