I recommend making a list of criteria that you absolutely want and a list of extras you’d like to have. Helps also to have a list of what you don’t want. That helps you eliminate areas and properties that you have no interest in.
What is important to me could be insignificant to someone else. And also what is critical to someone else, for example, schools, is not a factor for me, since I have no kids and will have no kids in the future. I guess I should be concerned about resale and that should be considered if you don’t plan on being there a while.
We’ve discussed various properties in the Point Loma reducing thread and mentioned areas in that ZIP that are preferred.

My husband and I are also pure data hounds (why we appreciate fellow Piggs). We have visited SD several times to view areas and collect information. We know SD is in our long-term plans but relocating our children and making a solid financial decision are at the top of our list!!
We have a few family members there but they are also relatively recent transplants and their children are grown so they have different considerations.
