Well, the 9445 Pipilo from the OP closed at 515K, which a new low for the comps on that neighborhood/street. And it was pretty updated, with a nicely landscaped yard.
Meanwhile, this one

It is a smaller floorplan (by 100 sf)than 9445, with all 4 bdr upstairs, and except for paint and carpet, I don’t believe it has any upgrades. It seems to have a decent size backyard for the area. The front yard is nice and well maintained.
It’s strange that it hasn’t been re-listed, or more pics added. The agent has phone # from Orange County. They are in pre-foreclosure, and I’ve heard they had a tenant living in, which is now gone, and that it hasn’t been updated at all, but otherwise is pretty clean, but doesn’t have A/C.
I’ve seen the floorplan which would be ok for us and although Pipilo is not an ideal location, I’d be interested if it’s a good bargain. But I know I’ll have to invest quite a bit of time and money to upgraded it to where I want it – like the one at 9445 Pipilo for example.
With these things in mind, assuming it doesn’t need any major immediate repairs, how much would you lowball it? What would be a good bargain?
