    the mello roos for one of these is $6000/year. I know officially you are not suppose to deduct it, but name me one person that actually ask his accountant to take the mello roos portion out of the itemized deduction.

    therefore, we’re looking at $4000/year, or $330, that’s basically $50,000 extra in mortgage payment.

    $600k for a 3300 sqft home in 4S ranch is very reasonable. plus the $50k reduction due to the mello roos, I say something in the low to mid $500k would be fair.

    I’m not sure who SDNB is but its not and never was their financial partner on this project.

    The broker commission is on the proforma on as totally different line item. They don’t have to take that to their financial partner for approval-just the deal.

    You won’t close a new home with mechanics liens, but there are always liens during construction.
