I don’t care about getting in at the exact bottom, because I am most interested in cash flow.I am looking for a partner because I have expertise in some areas and weaknesses in others. For example, it would be preferred if the partner has a RE License. That would help with the margins. I can do most quick fixes, but a partner with experience doing larger projects wouldn’t hurt either. I am also an expert at choosing tenants, managing properties, managing the financials, fixing it up, advertising, and making it look great for maximizing rents.

I will being investing in RE with a partner or different partners. I have pretty much the same idea you have about combining skill sets to improve margins and project management. I have been exploring ideas with a few people that I have met from the SDCIA blog. You might want to visit that site too, if you haven’t.
I have dabbled in RE as a licensee since 98. I am also a General Contractor.I have done both rehabbing of fixers and new construction since the early 1990’s. Based on the description of your skill set/likes and the things you are looking for in a partner I would be glad to talk with you.
