ParticipantOddly enough there are at least 3 Saratoga and 2 Derby Hill resales available for purchase. One just went into escrow. What is propping these prices up against new homes of same sq footage (saratoga at least) for the same price?

ParticipantCould anybody explain to me what’s the deal with this
http://www.pardeehomes.com/carmel_country_highlands/carriage_run/movein_ready/
3br, 1985 s.f. on a 3400 s.f. lot, asking $847,625.
What exactly makes this area (or this house?) so incredibly attractive that the builder honestly expects someone to pay this mind-numbing price for a small house on a tiny lot?

ParticipantVery good question esmith. I’d like to know as well. I never understand why they build SFR on such small lots. It makes lots in Mira Mesa look huge in comparison. For 850k, you can get 3000+ sq-ft house on decent size lot in other areas of NC that have schools that are just as good. Is the premium for CV and new houses really add up to that much sacrifice?
