Translation: we want you suckers to remove all your contingencies within 72 hours so we can get this house off our backs. Um… yeah, that will work in this market. NOT!
I think maybe you misinterpreted what this meant. This means the seller has already agreed to accept an offer from a buyer, but the seller included a clause saying they can renege on that agreement if they get a better offer from you. The seller just have to give the original buyer 72 hours notice (aka 72 hr clause).
Generally, this is done when the offer that they accepted was from a buyer who still has to sell their current house.

April 17, 2008 at 10:40 AM #188983CardiffBaseballParticipantAs someone that drives through the merge everyday I would say the only day that would take an hour to get Carlsbad would be Thursday, and some Fridays. Once you get to somewhere around Via De La Valle/Lomas Santa Fe it opens up. Back to the 70’s and 80s. Now I do think there is another bottleneck up around Leucadia or La Costa but I don’t that far very often to know if it’s really a big slow down.
I leave from Genesee up 5 to Birmingham and it rarely takes me over 40 minutes and most days it’s 25 or so around 4:00-4:30.
