March 25, 2014 at 8:49 AM #772223EconProfParticipantChances are, they will be gone soon. 20-year olds make lousy tenants because their lives are in such flux that they seldom stay long in their first rental. Plus, they typically know nothing about the legalities of renting and make many mistakes regarding damages, nuisances, and the joint and several liability they have just signed on to, etc. Which also means the homeowner is not too smart to have rented to them and will soon have bigger regrets than you.
Meantime, be reasonably friendly with them, tell them you are experienced and well-acquainted with landlord-tenant laws, and would be happy to answer any questions they might have on the subject. You can then tilt the answers in your favor when any problems arise. I’m not even home for at least 12-13 hours daily during the week.
It seems they are rarely home, though I do see many different cars in the driveway and parked on the street.
And as mentioned I am really really concerned about the dogs. My very young children play in our backyard everyday. There is a 5 ft wooden fence that separates them from the dogs.
I’m wondering if a pit bull can jump a 5 ft fence?
March 25, 2014 at 10:12 AM #772226NotCrankyParticipantThey might be able to scale a 5′ fence…not jump it. I would be worried about them breaking through the fence too. They can tear one up pretty fast. They can also just get out, and if they get urge, attack you or your kids in your front yard. I had an elderly neighbor friend back in the city who barely survived being taken down by two of these animals.
If you see them beating on the fence at all you have to put a stop to that. Maybe as a precaution run a temporary wire fence with t-post on the shared fence in case they knock a few boards out.
What kind of moron landlord rents to someone with 3 pit bulls? Why don’t you call and ask the owner if they are aware that these dogs are here and if they are concerned about the liability or your children. That’s why the girls live there, because they found someone so lame as to let the dogs live there too.

Maybe one of the girls is a relative, and he is doing them a favor. His fist is probably always shaking but he has a legitimate concern with 3 pit bulls…That said, at least the girls are not likely NAMBLA members.

Interestingly enough though, my car was vandalized last night – along with a bunch of other cars.
In other news over the weekend apparently the vagas, hells angels and mongols MC Gangs had a showdown in Temecula.
Stabbing’s, etc…
Maybe it is time to move (again).

I think the showdown was on the freeway. No worries. Could a been anywhere.

March 25, 2014 at 6:27 PM #772245joecParticipantI suppose one “benefit” of some HOAs is that they limit how many dogs can be in a property…If you knew the previous owner, maybe they don’t know they have dogs? Most insurance companies don’t like to insure pit bulls, let alone, 3 of them. The owner renting to them is waiting for a lawsuit to happen IMO.
I’d be very concerned about the dogs myself, especially with small children or even without small children, pitbulls scare me and are usually owned by crazy owners with self esteem issues who thinks a dog makes them tougher.
Pictures would be nice to see. 🙂
