Generally not condos. Criteria vary from “basically financially solvent – i.e. 10% down and 2 years PITI in the bank” to the absurd, the latter being much more rare.
However, the basic process actually makes a lot of sense — it keeps the jokers who want to buy with 105% financing out of the game. This has kept the foreclosure rate in Manhattan very close to zero. It’s a matter of self-protection rather than snobbism, since insolvency of a co-op board could potentially result in foreclosure of the entire building.
BTW, imagine if condo boards and HOAs in CA would have been able to reject buyers based on crazy financing methods back in 2005 – a lot fewer people may have been burned.

i do like the words Accord and Civic.
i despise the word corolla. I am all right with Supra.
I always felt that Prelude was somehow sexual…like foreplay.
Odyssey is all right, but i always think homer’s odyssey, and it makes their minivan seem dangerous.
Sienna strikes me as wrong.
I also hate the word prius. lexus and i also despise pretty much any made up word

Prelude sounds like Quaalude to me.

I’m I agreement but I like the made up words like Prius and Lexus. Marketing genius really.

this is not a manual transmission, sacrifices had to be made to get a deal.
$17,919 with a last-minute negotiating concession from the dealer.The only manual i could find was a much higher trim model, would have been thousands more, for no rational reason.
I hope this is the last car I ever buy ever.
It’s very large and long. Kind of could use one of those back up cameras. It is difficult to tell where it ends when you’re in it. I could tell exactly where my 1989 honda civic ends; the rear bumper is practically flush with the rear window.
The hood end is very visible in the civic; in this car, it’s out there, somehwere….
this car is more like a big boat.
my fall commuting plan is to go with my kid to his h.s. with my bicycle, then have him drive home and me ride home…

2) Paddle shifters and shift control lets me do what i need, when I want to play with the ratios.
3) an automatic is needed if you spend any time in traffic, a manual will work you to death. There is a reason Cabbies won’t do manuals.

(2) – thlappy paddleth don’t give you control over the clutch.
(3) – only if you’re a fattie with bad knees or a weak little lady. I drive a car with a real transmission in NYC traffic and it’s not a problem.
