Wanna multitask by exercising and making money at the same time? Become a landlord and do your own work. Painting, scrubbing, landscaping, carpentry, etc. all works the main muscle groups. Skip the gym fees, go buy some fixer-upper units, and resolve to do as much of the work yourself. After a few years of that you can retire, sell the units, and do a 1031 into a gym.

LOL, EconProf. I’ve tried a few of these tasks and don’t mind doing most of them but I’m a little afraid to run most power tools (especially the sharp ones) π However, I’m learning (slowly).
What I HATE, though, is cleaning up unit(s) that tenants left filthy, especially garbage strewn. It seems there are a lot of people out there that don’t mind living this way. No amount of security deposit is worth spending ~40 hrs in a “vacated” rental unit with a face mask on, rubber gloves to your armpits, and with scrapers in hand.
That’s SO not for me. Since I would only invest in SFR or duplexes (w/o HOA), I could only afford lower-end homes and/or lower-end areas which seem to attract tenants who live like this.
Actually, there is no guarantee that a mid-high tier rental home/condo won’t attract a filthy tenant.

Skiing requires coordination, not just strength.
It’s a sport that differentiate people who have natural physical talents from those who don’t.

Real estate is a hobby i’m developing. One of my friends owns lots real estate in so cal. As a little girl she would hang out on her parent’s car lots collecting money. Back then, people used to park their cars on a empty lot on weekend to sell their cars. Her dad literal built everything as his own contractor. It’s harder to do that now as the commercial business is more corporatized now.
BG, I’m with you on the filthy tenants. Different neighborhoods attract different kinds of people. Knock on wood, I think I’ve developed, and am still refining, a good system to screen out those type tenants.
One thing about doing my own improvement work is that you develop a certain sense of “love” for your own properties. I could see myself living in any of my rentals, except for a house out in the boonies.

If you have eucalyptus, you’ll be spending a fortune to clear them. Better learn to do it yourself.

My worst slobs? An architect and his teacher wife, with two adorable little girls. Left me with a pigsty. Among my best? Two Mexican bachelor dudes, and no, not gay caballeros.
Some tips to avoid the slobs among your applicants: Check out how they keep their car. Also, call the previous landlord. I try to find ways to visit potential tenants’ current homes.
An architect destroying a building?! Hard to believe.
I would love to discriminate against kids if I could. No pets. Like I said before, selecting a tenant is an art. Better to have a choice among potential tenants than renting to the fist one that shows up out of desperation for income.

You needs lots of tools. Harbor freight is a good place to get them for cheap. And you need contractor’ grade air compressor and wet saw.
I have a new appreciation for the artisans who cut all the mosaic tiles by hand in the past. I bet they were good shape.
Try loading and unloading 1200sf of tiles from the store to your condo. That’s a good workout. I had no help cuz my lazy fat ass buddies were like ” ah.. Just hire a Mexican.”

Can’t be scared of heights with that job. Those tree trimmers are impressive! We’ve watched them work on tall, tall, swaying trees in the wind. No way in heck I could ever do that.

I mix it 50-50 with muscle milk. i also use LIFE’S BASICS, which is pea, chia, hempa nd some other seed, and muscle milk. they are just not great. poder and water, waht would you expect? still, it’s cheap and easy and you can get a lot of protein in there.
it can be difficult to get a lot of protein every day without powders, if you’re looking to get a lot of protein.
