Mike there is a little bit of a dependency on what type of property you want and where it is as well. As sdr said make sure that your agent has presented you with a suitable strategy. One thing you have not mentioned is what does your agent think about the direction of the market and how the submarket is in the area you are looking?
You haven’t mentioned that.

Ox you got a good agent working for you. Times are very frustrating right now but I think eventually you will find what you want.

My agent says to sit tight until Oct/Nov when the spring buyers are gone. Then hopefully inventory will swell and with less buyers — prices could drop.
He also told me of some great campgrounds with running streams that (Wheeler Gorge) I plan to head out to. After all the divorce crap, house selling, packing and moving and apartment renting…i am ready for some peace and low tech living. i just wanna put my feet in a stream and smell the forest. no email, no computers, no phones and no frigger harleyssssssss.
My agent rocks. Sure he busts chops on here sometimes but in reality he is a very down-to-earth, chill guy.

I have to agree with this. Regardless of whether the market has bottomed or not, there is always less of a frenzy in the Sept-Dec quarter. Prices may or may not be down, there may or may not be more inventory. But during that part of the year there are ALWAYS fewer buyers.
