Oceanside – Arrowood / Wilmont Ranch

I searched the site but only found posts from 2007/2008 when this area was getting built out. I’ve looked at a few places for fun in this area. Many of the houses are nice but I’m thrown off at the price of some of these places. While all are part of an HOA, none of them are gated and I know the cop was shot not far from this area 8 years or so ago.

Has the completion of this “high end” area changed the back gate area for the better? Is it sill a hole, just a hole with overpriced houses? Any new info?

I think KB built Wilmont homes. Toll Brothers did some building in Arrowood and I think DR Horton finished them up.

Reading the October 2015 housing data report from Rich, one of the comments about limited inventory reminded me I wanted to clarify some misconceptions about Arrowood. We sold our Vista home and moved to Arrowood a few months ago and are very happy. The “ghetto” comments are complete garbage, the neighborhood is very isolated from the old oceanside neighborhood a few miles down the road. I almost didn’t buy here based on some the remarks on this site. As a resident I can say it is an amazing family oriented community with some great deals. There are kids outside playing everywhere, almost all the neighbors know each other are tend to be very friendly. The elementary school Bonsall West is part of Fallbrook’s district and is rated 9 out of 10. I am not sure if there are people looking for a family community on here but I just wanted to clarify some of the misconceptions. Sure it is not Carmel Valley or Encinitas but for a young family not wanting to break the bank in North county it is a great option offering some great amenities.

Thanks for the reply. We’ve looked at a few houses there over the past few months. Other half really likes the area – I’m still a bit apprehensive due to location, both proximity to the old neighborhood and how “back in the corner” the area is (seems far from everything to me). I’m not military so I can’t get on base so it’s only south or west if I want to shop.

Glad to hear you like the area. I still keep an eye on the listings to see what pops up. Wilmont Ranch is nice due to the lack of MR.
