Looking at Realty Trac’s numbers for Encinitas I have one question and a couple of comments. I currently rent at the edge of the 92024 zip and really like it here, so I tend to watch the market here more than other areas of San Diego even though I need it to fall a long ways here before I could buy.
My question is that SDLookup pulls up 57 condos and 170 Total houses for sale – does anyone know why there is a difference? I assume it is because SDLookup includes some of the REO’s.
My comments are pretty obvious – even using the 237 listings from SDLookup (assuming none are REO) the 189 REO’s on RealtyTrac make up a huge portion of the homes available.
Of course we can spin a good story that there are 0 new homes, meaning there is no more land to build on here so it is “different” and prices have to stay high…
RealtyTrac’s 189 REOs include everything from Solana Beach to Carlsbad. In Encinitas, RealtyTrac shows 45 REOs but some of them seem to be really old (bank owned since 3/25/2006? Yeah, right.) ForeclosureRadar.com shows 20 REOs.
