I am not familiar with “reversion to the mean,” however, vacant store fronts may signify an area that is “reverting.”
And, yes, there are some really great pockets of North Park! Pershing and Granada for instance, have always been nice streets. However, there is still the rest of the neighborhood that surrounds these streets. My BF went to CVS the other day, around 8PM on a weekday, and the cashier had to run out—-there was a drunk guy in the parking lot fighting with some wanna be gang bangers and ramming his truck into random cars. Nice, huh?
This kind of drama is not so bad when you are young, but as you get older, foggetaboutit.

In the year that I lived their there was 2 shootings in the pharmacy right on lincoln and 30th. Which was like 3 or 4 buildings away. I also used to have a 6’6″ tranny named Isis work the corner in front of my building. Though I have to say it’s turned around quite a bit in the past few years. The Ray at night was a nice addition. Anyway, I feel much less dirty in Bankers Hill;)

We rent in the Burlingame area (pink sidewalks) and have seen selling prices go down about 20% from asking price. A few blocks east is this house (2528 33rd St) foreclosed in October and has been in and out of escrow since. The young couple who were foreclosed paid $740 for it and now it’s lisyted at less than 500K. The further east you go, towards 805, it get really dicey and that seems to be the area where selling prices got nuts in the last 3-4 years.
