I have been looking at the North County coastal market from Solana Beach to Carlsbad that is walking distance to surf, $700K-$999K, HOA lower than $300/month (i.e. not a condo complex). Short-sell and bank-owned excluded.
I observed that all of them are still in the ballpark of 50% to 90% OVER their 2001 (pre-bubble) nominal market price. The upgraded ones are typically selling more than twice their 2001 nominal market price. Most are asking (and selling) close to their 2004-2007 bubble price.
It appears that limited supplies along the North County Coast is supporting the bubble pricing. Or is it just that the bubble bursts slower on the coast and a house like these will die a slow death down another $100K in five years?
Maybe see if you can rent a permanent camp site at that beach camp in Carlsbad, what is it maybe $50 a day, that’s about $1500 a month, not bad for beach front living..

Townhome and condo price are near bubble pricing also in the walk-to-surf areas. People are renting them out rather than selling them low (I mean lower than bubble price). I’m not sure if price will decline at all given the limited supply. It may just stay the same for the next 10 years.
