FWIW, a client of mine wrote an offer on a 900K property. In 3 days there were at least 8 offers. Those arent investors, they are families looking for homes. Its only February. I call that unmet demand.

Still we got incomes up more than inflation and rates far below what they were back then. I may have been off a little on the pricing but the unmet demand is still there in a big way.
