Most of those properties had major remodelling on them. The 2nd one is a new from builder price but with no landscaping, paint, window treatments etc. I can see it from my house and know he has at least 525K to 550K in it of 1999 dollars. Throw 50% on that and you got about 800K plus it was bought in 1998 but closed in 1999.
I’m talking general price levels and like for like sales. i know this market like the back of my hand and pulling sales from Escondido on homes you dont know the history on is not a far comparison. I sold a encinitas townhouse in 1999 for about 250K and today it wouldnt sell for 400K. You will have to trust me on this one. Prices really are only up a little over 50% nominally around her in the last decade.
FWIW, a client of mine wrote an offer on a 900K property. In 3 days there were at least 8 offers. Those arent investors, they are families looking for homes. Its only February. I call that unmet demand.

My apologies as I was thinking only mid level and up homes. I just checked the entry level and many of the homes were infact up about 80%. Still we got incomes up more than inflation and rates far below what they were back then. I may have been off a little on the pricing but the unmet demand is still there in a big way.
