Absolutely agree that a first-floor, large (master?) bedroom and full bathroom — large enough for wheelchair use — should be standard in all two-story houses. IMHO, this should actually be code for ADA purposes.
Anyway, would you guys ever consider building custom homes (designed by the buyers, not tract homes with “customized options”) for people on 10,000++ SF lots with no Mello-Roos or HOAs? I think you could do very well with such a project. We would love to do something like that.

$281 is pretty steep for a SFR. What does that pay for (the gate can’t possibly be that expensive)?

The surrounding area is less than upscale and the gate is warranted. For the right buyers its a good opportunity to get a nice new house on a decent sized lot but hardly what I call a screaming deal. Factoring in all costs to finish and move-in, there are probably recently built turnkey homes that are very comparable.
