OK don’t know (have not been to 4s RB ) so maybe it’s a hot place to buy a home even yet, But I think it’s not a general case that new homes sales are still hot when in fact they are in the dumps for the most part.
Please go sign up for a new home in RB 4S and check in, let us know how you feel about it in 6 months or so .

ParticipantI almost feel like some buyers lately have some kind of “Three-day Holiday Sale” mentality. Somehow thinking that all these lower prices are going away soon. I don’t get it, but it’s the only thing I can come up with.
Otherwise, I don’t get it. That particular development has had several releases in the last two months alone and had seriously sold nothing (for a year!). If prices didn’t come down further (and they were already the lowest in 4S for SFRs), what else explains it?
Of course, that is unless you’re mistaken/unaware and there is something more to it. Do you know (and could you share) the actual prices/incentives?

ParticipantI should mention that I do know for this latest release that attendance was mandatory or you would be dropped from the priority list. Even so, you could still defer (so you just couldn’t do it over the phone).
Perhaps requiring attendance helped create a sense of urgency. Mob mentality can certainly be a powerful force.

ParticipantThe homes are priced from 670-730 for homes from 2600-3300 sqft. Some of these where more due to larger lots so they went as high as $780. All sold out. It might be a long weekend thing. Not sure. You do have to admit that out of all of the remaining builders in 4S that John Laing is heads above the other builders. Nicer homes, nicer layouts.
As for incentives you only get 20k if you use the home lender, nothing else. There are some nice upgrades like stainless and granite as well as front yeard landscaping and an AC.

I would have to disagree. To me, their home feels smaller than the sq-ft shows. It has too many walls which in my eyes contributes to it feeling smaller. For that size house, I expect nice big front French/double doors. Because of these reasons, I find Evergreen to have the best floor plan and the best looking front elevation. Too bad they’re sold out.

ParticipantWould it be too forward to ask for some more specifics such as addresses, MLS #s, etc?…something that we can get our hands around and verify for ourselves. Thanks in advance!

ParticipantWell, see, there you go. I think double doors look stupid on ordinary houses. I didn’t care for the Evergreens at all…
