SD Realtor, I totally understand and agree with what you’re saying. I guess I should have added /sarcasm at the end of my title. If this sells for listing, how can anyone with a straight face use this as a comp to a regular house that’s in livable condition?

Drywall, new kitchen cabs, flooring and paint – do it yourself on most of it and you can do this well on the cheap (lumber liquidators for flooring, hire a prof drywaller and price out the cabinets).
500K should take it. Toss 75k into it over 3 months, sell it at 650-700K in the spring for a profit. Not a bad move.
