ParticipantFYI, lot.location create more value than upgrades. You can always add upgrades but you cant make the lot bigger, you cant add a view or make the location better. Personally I would buy the best lot/location as long as its close rather than falling in love with upgrades that you may want to change anyway in a few years. But thats just me…
Cmon with the 2nd comp. Is that a nuclear power plant behind the house? Those are high tension power lines which take away 50K of value easily.

Participant
confusedrenter,
it depends upon whether it has been on the market for long and whether there are other buyers. If you love the home and lose it over $5K you wont be happy. If you dont love the home getting a better deal by 5 or 10K wont feel so good in a few months if you arent happy there.
Well we countered $625k and $15k total towards closing, we met them halfway. Hopefully they’ll go for it, but you never know π
sdrealtor… you mentioned not thinking that this area will further depreciate, even with increased inventory, what leads you to believe that?

ParticipantI couldn’t sneak that one past you (power lines). You are right on about everything, espeicially location. That’s why we offered on the house. I took a chance and lost. We knew that we were taking a high risk of losing out on that house.
