I know this topic is not new, and that we have discussed MLS realtor tricks before, such as; taking home off MLS and then relisting so it appears that the home is a “new” listing.
I found a new trick.
The listing agent will adjust the original list price (“OLP”), so it is higher than what it actually was when the house was first listed. For example, if the OLP was $650,000 and the home has been on the market for 220 days, and all of a sudden I check back and it says OLP $700,000.
I guess that is so a potential buyer can say “Oh my god, look at the OLP, this home has really come down in price”
Maybe this trick is common knowledge and obvious to everyone. I just figured it out and thought I would share.
For Sandicor MLS we cannot adjust the original list price. We can always adjust the price of a home. However in the listing template there is not an original list price field.

Also many Sellers I have worked with ASK ME for a short listing period so they do not have to be locked in a long contract. So while many of you feel it is the old realtor trick to have a short listing period so that the home can come back up on the MLS in a shorter timeframe, there are two sides to the story.
Any buyers agent worth his salt would check a full history of a listing to advise his client accordingly so little tricks like that really don’t hold much water unless the buyer has no agent or has a bonehead agent.
